Rules and Guidelines
Wolf River RV Resort and Bayou RV Estates has adopted the following rules pertaining to the use of the services and facilities within Bayou RV Estates and the adjacent property, Wolf River RV Resort, hereby known collectively as the Resort or Park. The primary consideration is the use of the facilities, while at the same time, considering the health, safety, and general welfare of the other tenants.
1) Lessees must observe all signs and obey all special local rules established by management within Bayou RV Estates and Wolf River RV Resort.
2) All lessees must advise Lessor upon deserting their lot lease.
3) The speed limit within the Park is 5mph and WILL BE STRICTLY ENFORCED. A $100 speeding fine will be imposed on all violators. Three violations will constitute grounds for lease termination and restriction of vehicle use (any motorized vehicle) on the Estate or Resort’s property.
4) No campfires or burning will be allowed within the Resort except for those that are contained in a approved fire ring. ABSOLUTELY NO BURNING DURING A BURN BAN.
5) All garbage must be placed in the container provided by the Resort. Tenant or Guest is responsible to clean up the lot area in use or leased and deposit their trash in one of the dumpsters located on Wolf River RV Resort side of Park. All garbage MUST be placed in the dumpster. No un-bagged trash is allowed to be deposited in the dumpster. Disposing of debris on the Resort is strictly prohibited. There will be a $500 fine assessed to lease holder for dumping debris on within any area of the Resort / Park or adjacent property.
6) It is Tenant or Guest’s responsibility to secure their personal property against theft and vandalism. Neither Bayou RV Estates nor any company associated with Bayou RV Estates and / or Wolf River RV Resort will be held responsible for Tenant or Guest losses due to theft or vandalism or personal property.
7) Quiet hours are from 10pm to 7am Sunday through Thursday and 11pm to 8am on Friday and Saturdays. No loud music or noise is permitted during this time period within Resort or Park.
8) The clubhouse, pools and / or any common areas at the Bayou RV Estates may be used by Lessee or Lessee’s guests, as long as they are 16yrs or older, all minors under the age of 18 must be accompanied by the Lessee. All guests must be accompanied by the Lessee while using any facility at Wolf River RV Resort or Bayou RV Estates.
9) PETS MUST BE KEPT ON A LEASH AT ALL TIMES AND UNDER THE CONTROL OF THEIR OWNERS. Pet Owners are responsible for picking up waste after their pets and properly disposing of them in a trash receptacle. Pet owners not cleaning up after their pets will be fined $100. PET OWNERS MUST KEEP THEIR PETS OFF OTHER LESSEE’S or GUESTS LOT AREAS and can only walk their pets in the common areas of the Resort. Pets are not allowed in the clubhouse or pool areas except for approved service animals. Any pets that are dangerous, unruly or roaming freely in the Resort will be asked to be removed, if not removed from the Resort will be reported the local animal control agency.
10) ABSOLUTELY NO OBSCENE MUSIC, LANGUAGE, OR ACTIONS PERMITTED.
11) Traveling within the Resort on Motorcycles, 3 or 4 wheelers, are not permitted. Only motorcycles used as a primary vehicle are permitted to and from Lessee’s lot. All vehicles, including golf carts, shall be driven by licensed drivers only.
12) Lessee must register their guests and are responsible for the actions of their guests (which will include speeding and/or any fines imposed).
14) ABSOLUTELY NO ALCOHOLIC BEVERAGES in the laundry building, playground areas or at any event involving children. Illegal drugs are strictly prohibited. Any type of illegal drug and/or drug paraphernalia found on Lessee’s property may be cause for immediate termination of the lease.
15) NO PRODUCTS OTHER THAN TOILET PAPER SHOULD BE FLUSHED DOWN THE TOILETS. Absolutely no syringes are to be disposed of in toilets or sinks. Anyone caught flushing foreign material, other than toilet paper, will be charged a $500 fine or the cost of the equipment damaged (whichever is greater) by improper disposal of these items.
16) All Lessees are responsible for or making arrangements for, the upkeep of their property. This includes mowing and trimming during the summer months along with raking and debris clean up all year. Lessees who do not maintain their lots will be charged $350 each month for mowing, trimming and clean up. Failure to pay this bill within 30 days of receipt may result in termination of the lease.
17) Lessee shall not permit the accumulation of waste or refuse matter on the leased premises or anywhere in or near the property and shall be responsible for any cost incurred in the removal of these.
18) Only one Recreational Vehicle (RV) and two automobiles are allowed per leased lot within the resort. ABSOLUTELY NO PARKING ON ROADWAYS, YARDS, OR COMMON AREAS IS PERMITTED.
19) The Wolf River RV Resort entrance is the only authorized entrance to Bayou RV Estates. The Davis Road entrance may only be used in case of evacuation, emergency or authorization from management. All unauthorized entrances to Davis Road must be closed off. Failure to adhere to this will constitute a $100 fine and the Lessee will be assessed the costs to close off these illegitimate entrances.
20) Unauthorized uses of empty lots not leased by user is strictly prohibited. A letter from the Lessee of that lot must be presented to the office prior to use. Failure to adhere to this may result in items being removed at the violator’s expense.
21) The Subletting of lots within the Resort are is prohibited unless prior authorization has been obtained from the Lessor. The Lessee must submit the name of each person that will gain access to the resort, the guest must get authorization prior to returning to the lot. If the lot has been rented without authorization from the Lessor, the Lessor has the right to remove the tenants from the premises. It is the Lessee’s obligation to advise their guests of the Resorts Rules and Guidelines. The Lessee will be held responsible for the actions and fines imposed upon their renters.
22) Keys for the clubhouses and pool must be obtained at the Resorts Main office. ONLY THOSE NAMED ON THE LEASE ARE ALLOWED USE OF THE KEYS. Main RV Park guests will not be allowed to access the Bayou RV Estates clubhouse and pool areas.
23) Lessee shall not make any alterations, additions, or improvements in or around their leased Lot without first obtaining written consent of the Lessor (Wolf River RV Resort). All alterations must also abide by Harrison County, MS Ordinance, and all permits must be obtained and submitted prior to construction and after written consent is received. Failure to obtain written permission could result in the alterations being removed at the Lessee expense and a fine of $500 imposed to lessee for each violation.
24) Lessees are not allowed to post any signage on their property that is not authorized by Wolf River RV Resort Management. Absolutely no “For Sale” signs are allowed within the Resort. Lessor has the right to remove and dispose of any and all signage that is not authorized.
Additional Notes about Repairs:
Emergency vs. Non-Emergency Repairs – Emergencies that present a clear safety risk (e.g., hanging power lines, active flooding, gas leaks) will be prioritized and addressed as quickly as possible, including weekends if possible. Non-emergency issues (e.g., loss of power or water) will be scheduled for diagnosis and repair as soon as practical during normal business hours.
Temporary Stay Status – All 99-year lease sites and regular short-term sites are designated by county code as temporary stay sites. Lessees must maintain their RVs in a movable condition at all times to allow for relocation in the event of emergencies or necessary repairs. Lessees must always have the towing capability to relocate their RVs.
Temporary Relocation Protocol – In situations where a leased site requires repair, Lessees may move their RV to the campground side of the park when space permits after clearing the move with the main Office at Wolf River RV Resort. If the repair to the site is determined to be the Resort’s responsibility, these accommodations will be provided at no charge. If the repair is determined to be Lessee’s responsibility, a nightly fee of $30 will be applied for the stay.
These Rules and Guidelines have been adopted as a modification of the original Rules and Guidelines Dated January 1st , 2011 and are set here in forward.
